Project background

The applicants, Ari and Lily Beilin, are requesting a variance to establish the portion of their property between the house and Cedarwood Road as their front yard. City code requires the portion of their yard facing France Avenue to be the front yard because city code requires the shorter of the two street frontages making up a corner lot to be the front yard. In this case, the shorter street frontage is along France Avenue.

The purpose of the request is to allow for an addition to the northwest corner of the house. This addition cannot be completed because it encroaches into the rear yard (setback) required along the west property line. Establishing Cedarwood Road as the front yard would change the current rear yard to a side yard thereby reducing the required yard from 25 feet to five feet. The end result would be that the proposed addition would meet all required yards.

A public hearing is scheduled before the Board of Zoning Appeals.
