The assessing division is responsible for estimating market values and determining the classification of property in the City of St. Louis Park for tax purposes. City appraisers follow standards that are put in place by Minnesota state laws.
Taxable market values
Minnesota law requires that the assessed value of your home reflect its market value — the price a buyer would typically pay for your home in today's real estate market. Assessors set your home's value by comparing what similar homes in your neighborhood actually sold for in the last year. For questions about your home's assessed value, call the assessing division.
Annual property review
State law requires the staff of the assessor’s office to view one-fifth of existing properties in the city each year; properties within the city are viewed at least once every five years. The areas that are designated for this annual review are commonly referred to as the quintile area. City appraisers typically begin property reviews in May each year. These property reviews will help determine the estimated market values for property taxes.
Appraisers are currently reviewing single-family properties in the following neighborhoods: Crestview, Westwood Hills, Cedar Manor, Willow Park, Pennsylvania Park, Eliot, Blackstone, Cedarhurst, Eliot View and Westdale. Appraisers are also reviewing the following condominium and townhome developments: Monterey Cooperative, Brookside Lofts Condominiums, Fern Hill Condominiums, Inglewood Boutique Condominiums, Lynn Avenue Condominiums, Lynwood Condominiums, Monterey Place Condominiums, Monterey West Condominiums, Natchez Place Condominiums, Excelsior Lofts Condominiums, Grand Way Condominiums, The Grand NW Condominiums, Westmoreland Condominiums, Wooddale Flats Condominiums, Wolfe Lake Condominiums and Monterey Park Townhomes.
If your property is located in one of these neighborhoods, you will receive a letter in the mail letting you know that a city assessor will be reviewing your property within the next 30 days. For identification purposes, city appraisers will be wearing safety vests and a city issued ID while in the field.

Appeal your home’s value
If you disagree with your estimated market value, you have the right to appeal it. However, we recommend that you first call the St. Louis Park City Assessor’s Office. Often questions and issues can be resolved at the local level. If you still have concerns, go to Hennepin County's website for information about filing an appeal.
